What does Delivery & Set-up Really Include with a Purchase of a

New Colony Factory Crafted Home!??

  • We apply for and purchase a moving permit for your home at no additional cost and furnish a flag car required by New York State Law when transporting most homes.
  • We transport your home to desired location within 50 miles at no additional cost.
  • We spot the home onto the site. (If private-site is not reachable by truck, buyer must supply bull-dozer or tractor.)
  • We furnish all of the blocking and set-up materials.
  • We block, set-up, and level your home on existing ground, pad, or footers. Leveling is so important!
  • We install a vapor barrier – between your home and the ground to reduce moisture.
  • We tie your home down with galvanized metal straps and secure it with metal anchor rods.
  • We hook up the water line from the ground to your home. We also Water-Check your home.
  • We install a heat tape and insulated wrap to the exposed water line that runs from the ground to your home to prevent freezing during the winter season.
  • We hook up your sewer line from the ground to your home.
  • We will run up to 20 feet of electric wire from the ground connection to the manufactured home electric box.
  • We will hook up natural gas – if on site.
  • We install all light fixtures and light bulbs.
  • We make sure all pilot lights are lit. Ex. Gas Hot Water Heater
  • We check-out your furnace and make sure it is ready for operation.
  • We get all appliances hooked-up and ready for operation.
  • We un-pack the shipping tape/materials from your home
  • We vacuum, dust, and clean your home.
  • We install all of the screens on your vinyl windows.
  • We have a professional carpet installer come out and seam the carpeting/tile on all new double-section homes.
  • We measure, cut and trim-out all interior moulding where sections come together.
  • We have a professional dry-wall company finish-off all interior areas where sections meet.
  • We include 2 New Sets of Fiberglass Steps w/Rail for Free with purchase of a new double-section home!
  • TEN YEAR Factory Structural Warranty.
  • New Vinyl Skirting (Choice of Color) – Installed at No Additional Charge!!
