All of our prices include; delivery within 50 miles, set-up, 2 sets of steps w/railing, vinyl skirting - installed, and a 10 year structural warranty! Financing is available! Whether you are looking to place your home in a community or on private land, Burke Manufactured Homes, Inc. offers affordable housing for you! What does DELIVERY & SET-UP really include with the purchase of a NEW Colony Factory Crafted Home from Burke Manufactured Homes? We apply/purchase a moving permit for your home at no additional cost. We furnish a flag car required by NY State Law when transporting most homes. We transport your home to desired location within 50 miles at no additional cost. We spot the home onto the site. If private property is not reachable by truck, the buyer must supply a bull-dozer. We furnish all of the blocking and set-up materials. We block, set-up, and level your home on existing ground, pad or footers. Leveling is so important! Double-Section Homes - We lag-bolt the two halves together and seal the home. We also shingle the roof line. We install a vapor barrier between your home and the ground to reduce moisture. We tie your home down with galvanized metal straps & secure it with metal anchor rods. We connect the water line from the ground to your home. We also water check your home. We install a heat tape and insulated wrap to the exposed water line that runs from the ground to your home to prevent freezing during the winter season. We connect your sewer line from the ground to your home. We will run up to 20 feet of electric wire from the ground connection to the manufactured home electric box. We will connect the natural gas - if on site. We install all light fixtures and light bulbs. We make sure all pilot lights are lit. Ex. Gas Water Heater We check-out your furnace and make sure it is ready for operation. We install the furnace stack extension. We connect and test all appliances. We connect the water line to the freezer for automatic ice refrigerators. We un-pack the shipping tape/materials from your home. We vacuum, dust and clean your home. We install all of the screens on your vinyl windows. We have a professional carpet installer com-out and seam the carpeting/tile on all new double-section homes. We measure, cut and trim-out all interior molding where sections come together. We install, mud and paint the drywall areas where sections come together. Note: Not on VOG Homes We include 2 NEW SETS OF Fiberglass Steps w/Railing for FREE with the purchase of a new double-section Home! TEN YEAR Structural Factory Warranty NEW Vinyl Skirting (Choice of Color) - Installed at NO ADDITIONAL COST!
