I'm thinking of placing my home on a PRIVATE LOT.

HOW DO I GET STARTED?

A) Find the Land
     - Taxes? County/Town/School. What will I be assessed
       after I build my new home?
     - School District?
     - Closing Fees & Attorney Fees?
    
B) Check with the Local Town Building Inspector
   
  - Do they allow HUD Homes?
     - What restrictions do they have?

C) Check on the Utilities
     - Water - City or Well
     - Sewer - City or Private system
     - Gas - Natural or Bottle or Oil
     - Electric
     - Cable TV/Telephone

D) Get Estimates for Utilities to be Run
     - WATER - Cost of Digging Well or Cost of Water Tap & Run
        Water Line from road.
     - SEWER - Does th Land Perk? If not, how much will a raised
        bed system cost? vs. Cost of Regular Septic System?
     - GAS - Cost to run Natural Gas or Cost for Propane Tank?
     - ELECTRIC - Cost to run Electric

E) Find a Home/Floorplan You Like
     - How much can I spend?
     - What is really important to me/family?
     - Size? # of Bedrooms? Options?
     - Get Application for Building Permit - Town

F) Site Preparation
     - How much will it cost to get the lot/site ready?
     - What kind of foundation will the house set on? Town
        Restrictions? Poured Piers/Footers, Concrete Slab, 
        Block Wall or Skirting?
     - Contact an Excavator - Piers? Driveway? Patio/Side-Walks?
     - Contact a Mason - Block Wall Foundation, Side-Walk,
       Concrete Slab?

G) You now have all estimates in hand. You are ready to
      figure- out how you will finance it.
     - Do you own the Land? Free & Clear?
     - Finance the Land & Home, Home Only, Add Improvements?
     - Down Payment? 10%
     - Can you use the land as collateral? Is the Deed in your 
        name?
     - Can you prove your income to the lender? W-2's? Income 
        Tax Returns? Pay Stubs?

H) After you have been approved by the Lender.
     - Get your Building Permit
     - Order your Home
     - Line up your Sub-Contractors
     - Start Site Preparation

I) Complete Site Preparation/Home Installed/Final Closing
